SmallBalance.com is owned and operated by Boxwood Means, LLC, a real estate research, property valuation and data and analytics firm founded in 2003. Our company management created the SmallBalance.com platform in 2010 after years of studying and building databases of the U.S. small commercial property and loan markets that have traditionally lacked sufficient transparency.

The firm's mission is to help commercial lenders help finance America's community of small business real estate owners and property investors with speed and dependability, and at reasonable cost. In order to accomplish these goals, we developed a series of SmallBalance.com report products that primarily focus on small cap collateral valuation, property prices and small balance loan originations.

Our valuation-related products include the FieldSmart series of commercial evaluations, our USPAP- and FIRREA compliant Streamline Appraisal and the Valpro automated valuation model. We also furnish clients with data and analytics such as our metro-based Small Commercial and Small Multifamily Price Indices and Small Balance Loan Origination Briefs (at the state level). These products and services support mortgage origination, credit underwriting and review, market monitoring and portfolio risk management for commercial banks, non-bank lenders and investors in the small cap CRE arena.
